- Analyze Your Needs in a free Consultation with your Realtor® - share with them what you need and desire in a home.

- Select Properties. Your Realtor® can search the local real estate multiple listing service quicker with your criteria to save you time. Whether you find the home or they find it for you, make a commitment to work with one Realtor®.
- View Properties - if the properties that your Realtor® is showing you don't match what you want, tell them. Many home buyers say that their agent is not showing them what they want to see and get frustrated. Communication is the key to finding the right home for you. So, share your thoughts with them.
- Remember, you are working as a Team with your Realtor® to find, buy and negotiate the purchase.
- Write an Offer to Purchase (You will need to write a deposit check payable to your Agent's Real Estate Company not them personally) this check, most likely be held until your offer is accepted. Then, it will be given to the escrow company who will be processing the transaction.
- Negotiate and Counter Offer if necessary (this is where your Realtor's skills will come into play to assist you).
- Accept the Contract, do the Inspections, review disclosure documents from the seller and remove contingencies
- The Lender will order the appraisal and gather any additional documents from you.
- Once all the documents are approved by the lender, then you will receive final written loan approval.
- Sign Loan Documents
- Final Walk-Through the Property...this usually happens 5 days before the close of escrow.
- The Grant Deed is submitted by the escrow company and recorded at the county recorder. When they receive confirmation that the deed has been recorded, the escrow company will close the transaction.
- In Southern California, most of the time, the buyer receive possession (the keys) of the property 3 days after the close of escrow. Why 3 days? This entitles the seller time to move after escrow closes. They may be buying another property and every needs to be coordinated on with the next home. Please be patient. Your Realtor® will be with you every step along the way to assist you.
