When you sell your property in California, there are costs associated with the sale of the property. 

Here is a list of potential costs:

 

  • Real Estate Commission - a good agent can help you get the highest price that the market will bear for your home.  But don't expect full service if you want to pay them a discount.  See Compensation for more details.
  • Documentation Preparation Fee for transferring the deed
  • Escrow Fees
  • Notary Fees
  • Possible fees required by the buyer's lender if the buyer buys with a FHA or VA loan.
  • Buyer may ask you to pay for their closing costs in the contract.
  • Demand Fee - your bank that has your loan now charges a fee for document so your loan can be paid off through the sale in escrow.
  • Termite Work
  • Natural Hazard Disclosure Report discloses to the buyer if the property is in an earthquake zone, fire hazard, etc.  Cost is about $59.
  • Environmental Disclosure Report discloses if your property has an oil well on it or had one in the past...along with other issues.
  • Tax Prorations - if any for unpaid taxes
  • Any bonds or assessments
  • Any unpaid homeowner's association dues (if a condo, town home or your property is in a planned unit development).
  • Home Warranty plans - after you have moved out, the home warranty company's policy will covered service problems - offering you additional after-sale liability protection.
  • Any City Transfer or County Tax
  • Document Transfer Tax

 

Your Realtor® can provide you with an estimated Seller's Net Sheet with different sale's prices and purchase scenarios so you will know how much you may receive at the closing of your transaction.

Typically, figure about 8% of the sales price for your closing costs.
